Why get a home inspection?

Buying a home is one of the best investments you make in your life! To make sure you’re making the right choice, start with a home inspection. A home inspection can alert you of any major deficiencies that are present prior to purchasing a home or that exist in your current home.

Below are a few key items to look after when inspecting a home:

-Roofing: A leaking roof can be one of the most neglected deficiencies in a home. When a roof leaks, one problem leads to another which also becomes a great spot for mold, rot, rodents, & insects.

-Structure/Foundation: DO NOT NEGLECT YOUR FOUNDATION! Foundation cracks are inevitable, especially in Michigan. Homes with a cracked foundation can decrease the value by 10%-20%!

-Electrical: Inadequate home wiring can cause arc faults, fires, and other various safety hazards. Not to mention costly repairs!

-Plumbing: WATER ALWAYS WINS! But aside from leaking pipes, proper drainage is extremely important to remove human waste, dirty water, and sewage gases from the home.

-HVAC: Short for Heating, Ventilation, and Air Conditioning – Quality air is necessary for quality health. Stationary air aids in the growth of mold and other unwanted microorganisms.

-Windows: According to the US Department of Energy, 25% of the average household’s energy bill is due to leaky or faulty windows, skylights or glass doors. Also, tempered glass is required in certain areas to prevent injuries in children, pets, and even adults!

-Radon: Radon comes from the ground and is the second leading cause of lung cancer next to smoking. Radon deaths even exceed drunk driving! Unfortunately, areas of south-eastern Michigan has a moderate to high levels of it!
